Dakar real estate market 2026: ~2,200 billion FCFA transactions/year (purchase + rental). 1,200+ declared agencies, of which 80% still operate mainly by phone and word-of-mouth. The diaspora represents 45% of premium transactions (> 80 M FCFA) — and the diaspora buys/rents remotely, so digital is mandatory.

Agence Immobilière Mermoz, founded 2017, contacted me in March 2024. 85 active listings (sale + rental), 8 sales/month on average. Fourteen months later: 240 active listings (×2.8), 21 sales/month, 320 M FCFA/year commission revenue. Here is the mechanism.

H2: The 6 real estate digitalization pillars

1. Property portal site. Interactive catalog with filters (price, neighborhood, surface, bedroom count, type), detailed property sheets (description, equipment, plan, charges), pro photo galleries, Google Maps geolocation. Budget: 4-9 M FCFA depending on ambition (350-1,200 supported listings).

2. 360° virtual tour + drone. Essential for diaspora. Tools:

4. Real estate CRM. Three solutions:
