The verdict in three sentences
In Amsterdam, a luxury real estate agency website built by a local agency costs a 2026 ballpark of 12 000 to 45 000 EUR, and more when it includes a custom listing feed, a full Dutch and English copy set and regular property shoots. A remote studio such as Kolonell delivers the brand site, featured property pages and the viewing request flow for a fixed 2 700, 4 500 or 8 200 EUR, in 3 to 4 weeks for Starter and Growth, but it does not photograph your properties and does not write in Dutch. The right choice depends less on the price gap than on who produces your images, which language your buyers read first and how tightly the site must connect to your listing software.
Local agency or remote studio: which criteria actually matter?
The ranges below are cautious orders of magnitude, not official figures. They draw on public price grids of Dutch digital agencies, minimum project sizes shown on Amsterdam agency profiles on Clutch.co, hourly rates commonly published by Dutch agencies (often 95 to 150 EUR per hour) and rates visible on Malt and Upwork for Netherlands-based developers.
| Criterion | Amsterdam agency | Local freelancer | Kolonell (remote studio) |
|---|---|---|---|
| Build price, 2026 ballpark | 12 000 to 45 000 EUR and up | 3 000 to 10 000 EUR | 2 700 / 4 500 / 8 200 EUR, fixed |
| Meetings | In person at your office | Usually in person | Google Meet calls at your hour, written update every week |
| Property photography and video | Often offered or coordinated | Sometimes | Not included: your photographer or a local one booked separately |
| Dutch copywriting | Usually native | Depends on the person | Supplied by you or quoted separately |
| English copywriting | Varies, often written by Dutch speakers | Varies | Native English included |
| Typical timeline | 8 to 16 weeks | 5 to 10 weeks | 3 to 4 weeks, Premium usually 4 to 6 |
| Ownership | Check the contract | Check the contract | Domain in your name, all access handed over |
| Post-launch support | Separate maintenance contract | Case by case | 3 months, 6 in Premium |

When is an Amsterdam agency the better choice?
Let us be direct: for some agencies, a local partner is simply the better fit.
- You list many properties and want images bundled. If you bring 40 or more homes to market a year and want one supplier for the site, the photographer, the floor plans and the video tour, an Amsterdam agency that coordinates all of it saves you real time.
- Your buyers are mostly Dutch. A canal house sold to Dutch families needs Dutch copy with the right local tone. Kolonell writes native English or French; a Dutch version is supplied by you or quoted separately.
- You need automatic listing sync. A search by neighbourhood, price and energy label that updates itself from your listing software is a custom application. Kolonell quotes it separately; a local agency that has already built several feeds for Dutch makelaars may deliver it faster.
- Your partners want workshops in the room. Some decisions go better around a table, and a remote studio cannot offer that.
When does a remote studio like Kolonell fit?
- Your clientele is international. Expats around Zuidas and Amstelveen, returning Dutch, buyers from the UK, Germany, the United States or the Gulf read English first, and native English copy is where Kolonell is strongest.
- You have a fixed budget and a deadline. The spring market starts early; a fixed price and 3 to 4 weeks of delivery give you a site before the season instead of during it.
- You already work with a photographer. Most agencies at this level already have one, which removes the main advantage of a local studio.
- You want to own everything. Domain in your name, all access handed over, no mandatory maintenance contract.
For reference, Kolonell built the trilingual FR/EN/AR site of Orven Properties, an off-plan real estate advisory in Dubai serving international investors, with project pages, investor guides and WhatsApp enquiries.
What does a luxury agency site in Amsterdam need?
Almost every buyer meets your listings on Funda first and then checks your own site to judge whether you are the right agency for a 1.5 million EUR canal house or an Oud-Zuid apartment. The site has to answer the questions Funda cannot:
- Neighbourhood pages for the canal belt, Oud-Zuid, De Pijp, the Zuidas area and Amstelveen, written from your own experience of these markets.
- A ground lease (erfpacht) guide. Much of Amsterdam's land is held under ground lease, and international buyers ask about it in almost every viewing.
- A bidding explainer for buyers unfamiliar with the Dutch practice of offering above the asking price, with no promise about outcomes.
- Featured properties with large images, floor plans and the energy label, plus a link to your full catalogue.
- Broker profiles with languages spoken and memberships stated exactly.
- A viewing request form kept short, with a clear note on how personal data is used.
On compliance, stay factual. The GDPR applies, supervised in the Netherlands by the Autoriteit Persoonsgegevens, and cookie consent follows Dutch telecom rules. EU rules on energy performance certificates require the energy indicator in property advertisements when a certificate exists. Membership of NVM, VBO or Vastgoedpro should be displayed only if it is current, following each association's logo rules. The European Accessibility Act has applied since 28 June 2025 to certain consumer services; check whether your site falls within its scope, and use WCAG 2.1 AA as the technical reference either way. This is not legal advice.
Which questions should you ask before signing?
Need a professional website?
Kolonell builds websites that attract clients, optimized for the Sénégalese market. Free quote in 2 minutes.
- Who writes the Dutch and English copy, and is it in the quote?
- Who owns the domain, the hosting account and the CMS logins?
- Is listing sync included, and what happens when your listing software changes its feed?
- Who holds the licence for the property photos, and does it cover web use after a sale?
- Is the maintenance contract optional, and for how many months are you committed?
- Red flag: a quote with a price but no written list of pages, languages and integrations.
Mini case study
Illustrative example. Sanne V., partner of a five-broker agency in Oud-Zuid where most buyers are international, receives an Amsterdam agency quote of 24 000 EUR, including an automatic listing feed, delivered in 14 weeks. The alternative is Kolonell Premium at 8 200 EUR, English-first, with 12 featured properties managed in the CMS and a link to her full catalogue, plus a Dutch translation by a freelance translator she knows for 1 200 EUR. Her photographer is already under contract.
Total: 9 400 EUR against 24 000 EUR, a gap of 14 600 EUR, and a site live in about 6 weeks instead of 14. The trade-off is clear: no automatic sync at launch. Sanne accepts it, knowing a custom feed can be quoted later if the volume of listings justifies it.
FAQ
How much does a luxury real estate agency website cost in Amsterdam in 2026?
A local agency charges a ballpark of 12 000 to 45 000 EUR depending on scope, and a freelancer 3 000 to 10 000 EUR. Kolonell charges a fixed 2 700, 4 500 or 8 200 EUR.
Can Kolonell connect the site to my listing software?
A link to your catalogue and featured properties managed in the CMS are included. An automatic feed that syncs every listing is a custom development, quoted separately, and a local agency with Dutch feed experience can be a sound alternative for that part.
Will my site be available in Dutch?
Kolonell writes native English or French, and a bilingual FR/EN site is included from Premium at 8 200 EUR. A Dutch version is supplied by you or quoted separately.
Who takes the property photos?
Not Kolonell: there is no on-site shoot. You provide your images or book an Amsterdam photographer, and the licence should explicitly cover web use.
How do payment and support work?
Payment is by bank transfer or Wise, 50 % at kick-off and 50 % on delivery, so two instalments of 2 250 EUR for Growth. Support lasts 3 months after launch, 6 months in Premium.
Let's scope your project. Send us your neighbourhoods, your languages and how many properties you want to feature, and we come back with a fixed-price package and a 3 to 4 week timeline. Request your free quote or see the international offer.
