The verdict in three sentences
For a Cork boutique hotel, the redesign itself is the easy part: a fixed Kolonell build costs €4,500 (Growth) or €8,200 (Premium), against typical Cork agency quotes of roughly €8,000 to €22,000, and takes 3 to 4 weeks once content is ready. What decides whether the new site still works in year two is governance: who updates offers, seasonal pages and rate messaging, with what template, and how often someone checks it all. Plan that before the design, and keep the booking engine, channel manager and PMS as embedded tools on separate quoted lines.
Which signals say the current site has run its course?
Hotels around the Victorian Quarter and the English Market, or further out towards the coast, tend to show the same symptoms:
- last summer's Wild Atlantic Way package is still live in November, because only one person knew how to edit it;
- offer pages are PDFs or images, so Google and screen readers cannot read them;
- the wedding brochure is a 12 MB download and the enquiry form asks for nothing useful;
- staff avoid the CMS and send changes to an agency by email, waiting days for small edits;
- the menu on the site no longer matches the menu on the table.
None of these is a design problem. They are ownership problems, and a redesign is the moment to fix them.
What budget should a Cork property plan?
Figures are 2026 ballpark ranges from typical agency quotes and public rate pages, not a survey. They cover the website only; booking engine, channel manager and PMS work stay on quote everywhere.
| Provider type | Typical redesign budget | Content editing after launch | Governance set-up included? |
|---|---|---|---|
| Freelance developer | €2,500 to €7,000 | Often via the freelancer | Rarely |
| Small Cork studio | €6,000 to €12,000 | Basic CMS training | Sometimes |
| Full-service Cork or Dublin agency | €12,000 to €22,000+ | Training plus retainer | Often, billed as extra days |
| Kolonell Starter | €2,700 | CMS handover | Light, for small sites |
| Kolonell Growth | €4,500 | CMS handover, offer template | Yes, offer and seasonal templates |
| Kolonell Premium | €8,200 | CMS handover, roles set up | Yes, plus multilingual workflow (Premium, the multilingual tier, languages set in the quote) |
All Kolonell tiers include a project manager reachable in your time zone, native English copywriting, delivery in 3 to 4 weeks and 3 months of support. The details are on our international website offer page.
How does the redesign unfold, and where are the risks?
Week 0, before the clock starts. Export every indexed URL, especially room, suite, package and seasonal offer pages, and pull six months of Search Console queries. Gather menus with allergen information checked by the kitchen, following EU Regulation 1169/2011 and Food Safety Authority of Ireland guidance (stay with what the kitchen confirms).
Weeks 1 to 2. Design and page templates, including one reusable offer template: title, dates of validity, what is included, conditions, a booking button that opens the embedded engine with the right rate code.
Week 3. Content entry, booking engine re-embedding and tests on mobile, including the date picker by keyboard as far as the engine allows, and the total price shown with taxes and fees as Irish consumer rules require.
Week 4. Compliance review of marketing copy, then go-live and the 301 redirect map.
The risks we plan for:
- Ranking loss on pages that bring guests today. Mitigation: a 301 per old URL, never a blanket redirect to the home page, and Search Console checks weekly for 6 weeks.
- Content drift in the migration, such as old conditions copied onto new offers. Mitigation: the hotel signs off each offer page.
- Integration surprises when the engine vendor changes a script. Mitigation: test on staging with the vendor before switching DNS.
- Downtime during a busy weekend. Mitigation: go live on a quiet weekday, away from Cork's big festival and event weekends and from summer peaks.
- Data protection. GDPR and the Data Protection Act 2018 apply, overseen by the Data Protection Commission. Enquiry forms ask only for what is needed: no passport, card or ID data, payment only inside the booking engine. The European Accessibility Act raises the bar on accessible digital services; we target WCAG 2.2 AA. This is not legal advice.
Who owns what after go-live?
This is the table to agree before signing. Times are realistic estimates for a property of 20 to 40 rooms.
Need a professional website?
Kolonell builds websites that attract clients, optimized for the Sénégalese market. Free quote in 2 minutes.
| Task | Owner | Frequency | Time per task |
|---|---|---|---|
| Publish or expire an offer | Revenue or front office manager | As needed | 15 to 20 minutes with the template |
| Update rate messaging (from-prices, inclusions) | Revenue manager | Monthly | 30 minutes |
| Swap seasonal pages (summer, Christmas) | Marketing lead | 4 times a year | 1 to 2 hours |
| Menu and allergen update | Head chef approves, marketing publishes | Each menu change | 30 to 45 minutes |
| Wedding and events fact sheet | Events manager | Twice a year | 1 hour |
| Quarterly content check (dead offers, links, photos, listings) | General manager | Quarterly | 2 hours |
The quarterly check also covers Google Business Profile and other hotel listings, so the name, address, phone and opening details match the new site. On quote with Kolonell: changes to the booking engine, channel manager or PMS, a gift voucher shop, a corporate portal, and integrations.
Questions to ask any provider: Will you build an offer template staff can use alone? Who keeps the 301 map? What happens when the engine vendor updates its widget? What does support cost after the included period, in writing?
When a local agency is the better fit: if you want an agency on retainer that also writes your offers, runs your social channels and meets your team in person every month, a Cork agency earns its fee. If your team will own the content, a remote studio with a clear template is usually enough.
Mini case study
*Illustrative example, fictional property.* The Lee Tide House, a hypothetical 28 room waterfront hotel near Cork with weddings and private events, currently sends every edit to an agency at about €85 an hour. Last year that meant roughly 40 small edits of 1.5 hours, or €5,100. After a Kolonell Growth redesign at €4,500, with the offer template and roles set up, the team handles routine edits itself: 40 edits at 20 minutes is about 13 hours of internal time. Outside help for bigger changes might come to 10 hours at €85, or €850 a year (market assumption; Kolonell maintenance after the 3 included months on quote). The saving in agency fees is an estimate based on these assumptions, not a promise, and booking results depend on many factors outside the website.
FAQ
What does a boutique hotel website redesign cost in Cork?
Typical local quotes range from about €8,000 to €22,000 in 2026. Kolonell's fixed grid is €2,700, €4,500 or €8,200, with booking engine and PMS work quoted separately.
How long until the new site is live?
Allow 3 to 4 weeks of build once content and photos are ready. Content gathering often adds 1 to 3 weeks before that.
Can our staff update offers without a developer?
Yes, if the redesign includes an offer template and roles. A trained manager can publish an offer in 15 to 20 minutes.
Do allergen rules apply to the website menu?
EU Regulation 1169/2011 covers allergen information for food sold to consumers, and the FSAI publishes guidance for Irish businesses. Keep menus as HTML text and have the kitchen check each of the 14 regulated allergens before publishing.
Will we keep our current booking engine?
In most redesigns, yes: the engine is re-embedded and tested over 2 to 4 days. A change of engine is a separate decision and stays on quote.
