The verdict in three sentences
For a luxury agency selling homes from 800,000 EUR to 5 million EUR, whether on the French Riviera or in Miami, the website is no longer a brochure: it is the channel that wins seller listings and reduces dependence on portals such as SeLoger and Bien'ici (Zillow and Realtor.com play the same role in the US). A realistic 2026 budget is 8,000 to 16,000 EUR excl. VAT (about 8,700 to 17,400 USD) for a trilingual FR/EN/IT site with an automatic feed from the agency's listing software (Hektor, Apimo, the French counterparts of an MLS/IDX feed), then 60 to 150 EUR a month for maintenance. The metric that matters is cost per listing acquired, compared with the 1,500 to 3,000 EUR paid to portals every month.
Why portals are no longer enough in the luxury market
On the Riviera, as in Miami, a large share of high-end buyers come from abroad: British, Italian, Scandinavian, American, Swiss or Latin American. They browse portals, but they contact the agency that inspires trust, and they almost always check its website before calling. On the seller side, the owner of a villa on Mont Boron or a condo on the Promenade des Anglais compares three or four agencies online before signing a listing agreement. If your site shows outdated listings, compressed photos and a clumsy English version, the listing goes to a competitor.
The second problem is economic. Portals charge for exposure, not results, and the same homes appear on four competing agencies' pages. Your own site builds your brand, your exclusive listings and your valuations.
| Channel | Monthly cost 2026 (order of magnitude) | What it brings | Limit |
|---|---|---|---|
| SeLoger luxury package | 900 to 1,800 EUR | Buyer visibility in France | Shared listings, few sellers |
| Bien'ici | 300 to 700 EUR | National traffic | Weak luxury image |
| International portals (JamesEdition, Green-Acres) | 200 to 600 EUR | Foreign buyers | High cost per lead |
| Agency site + local SEO | 60 to 150 EUR + content | Seller listings, brand | Needs 6 to 9 months to ramp up |
| Google Ads "home valuation Nice" | 400 to 1,200 EUR budget | High-intent sellers | 2 to 5 EUR per click |
| Instagram and property videos | 0 to 800 EUR | Image, network | Few direct conversions |
What an 8,000 EUR site and a 16,000 EUR site include
Price depends mainly on three factors: the quality of the feed from the listing software, the number of languages actually translated and the seller acquisition tools (online valuation, alerts, owner area).
| Item | Essential package | Luxury package | Indicative price excl. VAT 2026 |
|---|---|---|---|
| Custom design, agency and team pages | Yes | Yes, with photo art direction | 2,500 to 4,500 EUR |
| Hektor or Apimo feed (listings, photos, statuses) | Daily XML feed | Hourly sync, sold homes archived | 1,500 to 3,000 EUR |
| Languages | FR + EN | FR + EN + IT, human translation | 1,200 to 3,000 EUR |
| Premium listing pages (HD gallery, floor plan, 3D tour, map) | Standard | Editorial layout per property | 800 to 2,000 EUR |
| Online valuation for sellers | Simple form | Module using DVF sales data with callback within 24 h | 1,000 to 2,500 EUR |
| Local SEO (neighbourhoods, towns, sold-property pages) | 10 pages | 30 neighbourhood pages | 1,000 to 2,000 EUR |
| Total | 8,000 to 16,000 EUR |
The feed is the technical point to lock down. A site disconnected from the listing software forces the team to re-enter every property, which produces an inaccurate catalogue within six months. Require automatic status sync (under offer, sold) and keep sold homes as reference pages, which are very useful to reassure sellers in the same neighbourhood. A Miami broker would apply exactly the same rule to an IDX feed.
Maintenance at 60 to 150 EUR a month covers hosting in France, backups, security updates, feed monitoring and one hour of changes. On compliance, plan for the Hoguet law notices (professional card, financial guarantee), fees and energy rating (DPE) displayed on every listing, and a cookie banner that follows CNIL guidance.
Mini case study
Laurent, director of a luxury agency in Nice with 6 agents, spends 2,400 EUR a month on portals, or 28,800 EUR a year, for about 14 exclusive listings a year coming from those channels. His cost per listing is therefore 2,057 EUR.

He invests 13,500 EUR excl. VAT in a trilingual site connected to Apimo with online valuation, plus 120 EUR a month for maintenance and 600 EUR a month of Google Ads aimed at sellers. Year one costs 13,500 + 1,440 + 7,200 = 22,140 EUR. The site generates 9 seller listings in year one, and he cuts his portal package to 1,400 EUR a month (saving 12,000 EUR). Net cost of the site in year one: 10,140 EUR, or 1,127 EUR per listing. In year two, without the initial build, the cost per listing drops towards 900 EUR, with an average commission of 45,000 EUR per sale in this segment.
FAQ
How long does it take to build a luxury real estate agency website?
Allow 6 to 10 weeks for a trilingual site with a listing feed. Human translation into English and Italian and testing the Hektor or Apimo feed account for about 2 weeks of that timeline.
Does the listing software vendor charge for the feed?
Most listing tools offer feed export at no extra cost or for 20 to 50 EUR a month. The main work is on the website side: pulling listings, photos and statuses, which represents 1,500 to 3,000 EUR excl. VAT of development.
Is an Italian version really needed?
In Nice, Italian buyers account for a significant share of high-end deals, especially towards Menton and the hinterland. A well-translated Italian version costs 600 to 1,500 EUR and pays for itself with a single listing. In Miami the equivalent is usually Spanish or Portuguese.
Does an online valuation tool attract real sellers?
Yes, if it is credible: a range based on official sales data, then a callback from an agent within 24 h. Agencies that feature it prominently usually get 3 to 8 qualified requests a month.
Can portal spending be cut as soon as the site launches?
It is better to wait 4 to 6 months while local SEO builds up. Then cut the least profitable packages by measuring the cost per listing of each channel.
