Luxury Real Estate Agency Website Redesign in London: Budget, Timeline and Risks (2026)

The verdict in three sentences

For a luxury real estate agency in London, a website redesign costs between £3,900 and more than £60,000 as a 2026 ballpark, depending on whether you change only the design or also the property search, CRM feed and languages. The real risk is not the budget: it is losing traffic from area pages and existing listings, which feed your valuation requests. A redirect plan, a content inventory and eight weeks of post-launch monitoring shrink that risk to very little.

What budget should you plan for a redesign in 2026?

The ranges below are 2026 ballparks drawn from typical quotes by London agencies that specialise in property. They vary with the number of offices, the quality of the CRM feed and the number of languages.

Redesign scopeTypical London agency quoteKolonellIndicative timeline
New design, same structure and feed£8,000 to £20,000£3,900 (Growth)3 to 4 weeks

Kolonell plans under the international offer include a project manager reachable on London time, native copywriting, delivery in 3 to 4 weeks and 3 months of support. We built the website of Orven Properties, a real estate firm in Dubai, so the demands of an international buyer audience are familiar ground.

Which phases, and how long does each take?

A well-run redesign follows six phases. The durations below apply to an agency with one to four offices and 150 to 600 properties online.

PhaseDurationDeliverableMain risk
Audit and traffic data1 to 2 weeksList of pages that drive visits and enquiriesMissing the area pages that convert
Content and URL inventory1 weekSpreadsheet mapping old and new URLsSold or let listings deleted without redirects
Design and templates1 to 2 weeksHome, property, area and valuation templatesHeavy galleries slowing mobile pages
Build and CRM feed2 to 4 weeksSite on staging with live feedFeed fields mismapped (price, status, tenure)
Testing and launch1 week301 redirects live, forms testedValuation forms no longer reaching the right negotiators
Post-launch monitoring4 to 8 weeksWeekly Search Console and enquiry reportUndetected drop on area searches

Which risks hurt prime agencies most?

The first risk is losing area pages. A page ranking for flats for sale in Belgravia or houses in Hampstead often brings more vendor enquiries than the home page. If its URL changes without a redirect, that ranking can vanish for weeks.

The second is sold and let listings. Many agencies delete them during a redesign, yet these pages earn links and prove your activity on a specific street. Keep them with a sold status or redirect them to the area page.

The third is the CRM feed. Rightmove, Zoopla and OnTheMarket are usually fed straight from your CRM rather than from the website, but the site often reads the same feed. One mismapped field can show the wrong status or a price that conflicts with the portals. Agents should also follow National Trading Standards guidance on material information in listings (price, tenure, council tax): check that the new property template still shows it.

Then come off-market properties, often reserved for registered buyers, where access must stay protected. Finally, compliance: UK GDPR for valuation and registration forms, and PECR rules for cookies and tracking. This is not legal advice.

  • Keep the old site available on a private environment for 30 days.
  • Launch on a Tuesday or Wednesday, never before a weekend of viewings.

Mini case study

Illustrative example: Charlotte runs a prime agency with three offices in Chelsea, Kensington and Hampstead. Her site gets 9,000 organic visits a month with a 1.2% enquiry rate, about 108 enquiries monthly. A 30% drop for three months would cost around 97 enquiries. If 2% of those become sales instructions at an average fee of £30,000 (1.5% of a £2 million home), the shortfall approaches £58,000. Against that, a £1,500 to £3,000 redirect plan is cheap insurance. She chooses a Premium redesign at £6,900, adds the migration audit and keeps the existing property search for a second phase.

FAQ

How long does a prime agency website redesign take?

Plan 6 to 10 weeks in total including audit and monitoring, of which 3 to 4 weeks are design and build with Kolonell. A bespoke property search usually adds 4 to 8 weeks.

Will we lose traffic after the redesign?

A 5 to 15% fluctuation for a few weeks is common even with good redirects. A lasting loss above 30% almost always points to unredirected URLs or deleted content.

Should sold listings stay online?

In most cases yes, with a sold or let status, or redirected to the area page. An agency with 300 sold properties online keeps pages that prove its activity street by street.

Should we change CRM at the same time?

It is not advisable: changing CRM and website together doubles the risk on the listings feed. Keep the two projects at least 2 to 3 months apart.

Does the site need to be multilingual?

If more than 20% of your buyers come from abroad, key pages in 2 or 3 languages are justified. Start with the home page, area guides and contact form rather than translating every listing.

Let's scope your project. Send us your current site address, your CRM and the number of properties online, and we will reply with a redesign scope, budget and timeline. See the international offer or request a free quote: detailed reply within 48 hours.
