The verdict in three sentences
A Jersey City agency selling new developments and condos in Paulus Hook, Newport or along the Downtown waterfront quickly piles up thousands of sold or rented unit URLs, and what happens to them decides whether a redesign succeeds. Budget roughly USD 15,000 to 45,000 with a Jersey City or Hoboken agency, versus a fixed $4,900 (Growth) or $8,900 (Premium) with Kolonell, IDX feed on quote. Without a rule-based redirect plan, the switchover produces thousands of 404 errors and wipes out years of rankings.
What happens to the old URLs?
Start by counting. A Search Console export and a crawl of the old site give you the full list. Each family of URLs then gets a decision.
| URL type | Example volume | Decision | Target |
|---|---|---|---|
| Sold units in a new development | Several hundred to a few thousand | 301 redirect | Building or development page |
| Ended rentals | Several hundred | 301 redirect | Building or neighborhood page |
| Active listings | A few dozen to a few hundred | New URL, 301 redirect | New listing page |
| Building pages | A few dozen | Kept where possible | Same URL or direct equivalent |
| Neighborhood pages | 5 to 15 | Kept and expanded | Same URL |
| Cancelled projects | A handful | Deliberate 410 | None |
The next table compares the available strategies.
| Strategy | 404 and SEO loss risk | Effort | Recommendation |
|---|---|---|---|
| Delete everything | Very high | None | Avoid |
| Redirect everything to the homepage | High, Google often treats these as 404s | Low | Avoid |
| Redirect each unit to its building | Low | Medium, via automatic rules | Recommended |
| Keep a sold page, then remove it from the index | Low | Medium | If your MLS rules allow it |
| 410 for pages with no equivalent | Controlled | Low | For truly obsolete pages |
What budget for a Jersey City redesign in 2026?
Indicative ranges, a 2026 ballpark from typical agency quotes and public provider rate pages, not a survey.
| Option | 2026 ballpark | Redirect plan | Typical lead time |
|---|---|---|---|
| New Jersey freelancer | USD 5,000 to 15,000 | Often manual and partial | 6 to 10 weeks |
| Jersey City or Hoboken agency | USD 15,000 to 45,000 | Varies | 8 to 14 weeks |
| Manhattan agency | USD 40,000 to 120,000 | Included | 12 to 20 weeks |
| Kolonell Growth | $4,900 fixed | Included, rule-based | 3 to 4 weeks |
| Kolonell Premium | $8,900 fixed | Included, the multilingual tier (languages set in the quote) | 3 to 4 weeks |
The $2,900 Starter tier does not suit a site with hundreds of listings. On quote: the IDX or developer feed, CRM integration, a unit reservation module and any SEO work beyond the migration. 3D renderings, virtual tours, photography and floor plans are third-party costs (rendering studio or local photographer). Every tier includes a project manager reachable in your time zone, native English copywriting and 3 months of support; maintenance after that is on quote. Details on our international websites page.
What timeline, and which other risks?
Once content is ready, Kolonell delivers in 3 to 4 weeks: crawl and inventory in week 1, redirect rules and mockups in week 2, build and redirect testing on a sample in week 3, evening switchover and daily error tracking in Search Console in week 4, then 30 days of monitoring.
Other risks to scope:
- New developments and off-plan sales. Marketing materials for projects under construction may be subject to state-specific registration and disclosure rules. Have the copy approved by the developer and its counsel, and never state completion dates or prices that do not appear in the official documents.
- Advertising wording. New Jersey Real Estate Commission rules govern how the licensed brokerage is identified. The Fair Housing Act applies to all wording, and fee copy written before the 2024 NAR settlement should be reviewed by your broker of record. This is not legal advice.
- IDX feed. Display rules are set by the local MLS.
- Forms. Name, contact, unit reference and an optional budget; no ID or financial documents in open forms. Anti-money-laundering checks remain the agency's internal process.
- Accessibility. Target WCAG 2.1 or 2.2 AA, since ADA Title III website accessibility suits are frequent.

Questions to ask, and when a local agency is the better choice
Ask: how many URLs will you migrate, and how? Are redirects written as rules or one by one? How do you test for 404s before launch? Who watches Search Console for 30 days? Do you own the site?
A Jersey City or Manhattan agency remains the better pick if you are launching a full sales campaign for a developer at the same time, with a sales gallery, print materials and events.
Mini case study
Illustrative example: Hudson Pier Residential, a fictional independent agency specialized in new developments and off-plan sales. Its old site has 2,400 URLs: 1,900 sold or rented units, 300 active listings, 120 building pages and 80 miscellaneous pages. Handling each URL by hand at one minute apiece would take 2,400 minutes, or 40 hours. Automatic rules cover 90% of cases; the remaining 240 URLs take 4 hours by hand. The agency picks Kolonell Growth at $4,900, redirect plan included, IDX feed on quote.
FAQ
How many 404s are acceptable after launch?
The goal is close to zero on URLs that used to get traffic. Daily tracking for 30 days catches anything missed.
Should we keep pages for sold units?
Rarely one by one: a redirect to the building page keeps most of the value and turns hundreds of pages into a few dozen.
Is redirecting to the homepage a fix?
No. With 1,000 URLs redirected to the homepage, Google may treat most of them as 404s, and building pages lose their rankings.
How long should the old site stay available internally?
At least 30 days, to compare and recover any forgotten page.
