Website redesign for a luxury real estate agency in George Town, Cayman Islands: budget, timeline and risks (2026)

Websites

The verdict in three sentences

If your site still shows homes sold two years ago, loads slowly on mobile and does not appear when a buyer searches for an agency on Seven Mile Beach, the redesign is due. Design and build sit between $2,900 and $8,900 at Kolonell (fixed grid), but the CIREBA MLS feed and photography remain separate lines. The real risk is not the design: it is losing your local visibility (Google listing, area pages, listing URLs that already rank) on switch day.

Which signals show the redesign cannot wait?

On Grand Cayman, a large share of prime buyers live overseas or work in finance at Camana Bay. They find the agency on Google, often on a phone, before the first call. Concrete signals:

  • sold listings return a 404 error or, worse, still show as available;
  • the address and phone differ between the site, the Google Business Profile and directories;
  • no dedicated page for South Sound, Rum Point or Camana Bay, so no chance on those area searches;
  • the contact form asks for unnecessary details, even ID documents;
  • the CMS can no longer be updated without the original developer.

One or two signals justify an audit. Three or more justify a planned redesign.

What does the redesign cost, and what stays on quote?

The ranges below are a 2026 ballpark based on typical local agency quotes and public agency rate pages, not on a survey.

OptionDesign and buildTypical timelineWhat you get
Local agency, George Town$15,000 to $45,0008 to 16 weeksBespoke design, in-person meetings
Freelancer$4,000 to $12,0006 to 12 weeksVariable, little redundancy
Kolonell Starter$2,9003 weeksBrochure site, key pages, native copywriting
Kolonell Growth$4,9003 to 4 weeksArea pages, blog, structured local search
Kolonell Premium$8,9004 weeksThe multilingual tier (languages set in the quote), motion, advanced technical SEO
CIREBA MLS feed or property CRMOn quoteScoped separatelyListing synchronisation
Photo, video, drone, floor plansThird party (local photographer)Per scheduleNever billed by Kolonell

Every Kolonell tier includes a project manager reachable in your time zone, native English or French copywriting, delivery in 3 to 4 weeks and 3 months of support. Maintenance after those 3 months is on quote. Tier details are on our international offer page.

What is a realistic timeline, phase by phase?

The 3 to 4 weeks start once content is ready: approved copy, available photos, access to the registrar and the Google listing.

PhaseWeekDeliverableWatch point
URL inventory and local audit1List of indexed URLs, Search Console exportInclude sold listings and area pages
Wireframes and sitemap1 to 2Approved page templatesOne page per office
Build and migration2 to 3Staging siteArea copy rewritten, not pasted
301 redirect map3Old URL to new URL fileSold listings to area page
Compliance review3Notices, forms, privacy policySigned off by the agency
Go-live and monitoring4 then 30 daysDNS switch, sitemap submittedSearch Console coverage weekly

The CIREBA feed follows its own schedule, because it depends on the access granted and the feed format.

Which risks, and how do you control them?

Loss of local traffic. Before the redesign, export the pages that earn clicks in Search Console. Every useful URL gets a 301 redirect. Sold listings point to the area page or a sold-properties page, never to a 404.

NAP consistency. Name, address and phone must match on the site, the Google Business Profile and directories. A redesign that changes the office number or name without updating the listing blurs the local signal.

You are :

Content migration. Area pages and buyer guides are migrated one by one, with their title tags.

Integrations and downtime. The listings feed is tested on staging; the DNS switch happens in a quiet slot, with TTL lowered 48 hours before.

Personal data. In the Cayman Islands, the Data Protection Act applies, with the Ombudsman as supervisory authority. The form collects the minimum: name, contact, property reference, optional budget range. ID and documents tied to anti-money-laundering checks belong to the agency's own process, outside any open form. This is not legal advice.

As a real estate reference, Kolonell built the website of Orven Properties, an agency based in Dubai.

Questions to ask your provider, and when a local agency is the better choice

Ask who produces the URL inventory, who writes the redirect map, how the CIREBA feed is priced, and what happens if the Google listing loses positions after the switch. A local agency remains the better choice if you want weekly in-person workshops, a team that also shoots the video, or a single provider for the site, the feed and local advertising.

Mini case study

Illustrative example: Coralstone Estates, a George Town agency focused on large homes and estates around the city, has 310 indexed URLs: 190 listings including 140 sold, 18 area pages, 60 articles and 42 other pages. It picks Growth at $4,900. Plan: 140 sold listings redirected to 18 area pages, 50 active listings brought back through the feed (on quote, scoped separately), 60 articles migrated. Photography of 10 properties by a local photographer, a third-party cost as a market assumption: 10 x $650 = $6,500. Budget excluding the feed: $4,900 + $6,500 = $11,400, with zero useful URL left as a 404.

FAQ

How long does the redesign take? Count 3 to 4 weeks at Kolonell once content is ready. The CIREBA feed runs on a separate schedule, often 1 to 3 weeks depending on access.

Is the CIREBA feed included in the $4,900? No. It is always priced on quote, because its cost depends on the feed format and provider.

What happens to sold listings? Redirect them with a 301 to the area page or a sold-properties page. Out of 140 sold listings, none should end up as a 404.

Does the Google Business Profile change? It must point to the new office page from day 1. Check name, address and phone on at least 5 key directories.

Do we need a French version? Premium at $8,900 is the multilingual tier, languages set in the quote. Growth at $4,900 covers one language.
