Local agency or remote studio for a property management company website in Zurich: how to choose (2026)

Websites

The verdict in three sentences

For a Zurich property management company, the website does three jobs: publish rentals, take repair requests and reassure the owners who trust you with their buildings. If your project needs deep integration with your property management software and German-language support in person, a local agency is the safer call; if the need is a fast bilingual site with links to your existing portals and well-built forms, a remote studio does the job for a fraction of the cost. Either way, the domain, hosting and form data must stay under your control, in line with the Swiss nFADP.

This guide is written for property management leaders in Zurich; pure price comparison is covered in a separate article.

Tenants in Zurich mostly search the big Swiss property portals such as Homegate, ImmoScout24 or Flatfox. Your site does not need to replace them: it should point to your listings, explain your application process and capture direct enquiries.

When is a local agency clearly the better choice?

  • Heavy integration between the site, your property management software and a custom tenant portal with login. A local agency that already knows the software lowers the risk.
  • A German-first site with a precise Swiss tone, written and proofread locally.
  • Strict governance: a board and several institutional owners who want to sign off in meetings.
  • A maintenance contract with on-site on-call support for a site that receives hundreds of damage reports a month.

If your tenant portal already exists at your software vendor and the site mainly presents the company, the properties and the forms, proximity adds little.

What does each route cost over three years?

2026 ballpark figures, based on typical agency quotes and public agency rate pages:

The Kolonell international offer: Starter CHF 2,700, Growth CHF 4,500, Premium CHF 8,200, with delivery in 3 to 4 weeks and 3 months of support. Details are on the international website offer page. For reference, Kolonell built the site of Orven Properties, a real estate company in Dubai.

Site needs, local framework and questions to ask

  • Clear rental listings: net rent, service charges, availability date, application documents required.
  • Damage report forms with photo, address, urgency and access slot, routed to the right person.
  • Links to tenant and owner portals (integration on quote).
  • German and English pages: a large share of applicants in Zurich are expats.
  • nFADP: the revised Federal Act on Data Protection has been in force since 1 September 2023. Privacy notice, information on data recipients, documented hosting, retention period for application files. If you also target applicants in the EU, GDPR may apply.
  • Tenancy law: pages about rents, termination or the reference interest rate should be reviewed against current Swiss tenancy law.
  • Accessibility: legal obligations for private websites are limited in Switzerland, but aim for WCAG 2.1 AA, since some of your tenants are older.

This is not legal advice.

Questions to ask: what data can your property software export? Where are forms and attachments hosted? Who translates and proofreads the German? Is the domain in our name? What is the recovery plan if the provider disappears?

Mini case study

*Illustrative example.* Martina Keller runs a Zurich property management company handling about 1,400 homes. A local agency quotes CHF 38,000 plus CHF 400 per month, portal integration included. Her software vendor already provides a tenant portal, so she considers the Premium plan at CHF 8,200, CHF 2,500 of German translation, a listing feed estimated at CHF 3,000 on quote, and CHF 250 per month of maintenance after the 3 included months.

  • Local agency over 3 years: 38,000 + 400 × 36 = CHF 52,400
  • Remote studio over 3 years: 8,200 + 2,500 + 3,000 + 250 × 33 = CHF 21,950
  • Gap: CHF 30,450

Martina goes with the remote studio for the site and keeps her vendor's portal, linked clearly from every page.

FAQ

Do we need all our listings on our own site?

It is not mandatory: the big portals remain the main source of applicants. A feed of 20 to 200 listings on your site does improve direct enquiries; integration is quoted separately.

Can the site take damage reports?

Yes, through a form with photos and an urgency level. Show a response time, for example 24 hours for emergencies.

Who writes the German pages?

Kolonell writes natively in English or French; German is handled by a translator or your team. Budget CHF 1,500 to 3,000 for 15 to 25 pages.

Does the nFADP require hosting in Switzerland?

Not systematically, but transfers abroad must be framed and disclosed. Document where data is hosted and keep rejected application files only for a limited period, for example 3 months.

How long until the site is live?

Plan 3 to 4 weeks for the site, plus 2 to 4 weeks if a listing feed is added. Avoid the end of March and end of September moving periods.
