The verdict in three sentences
A Stockholm company that manages villas and townhouses for investors and owners living abroad sells trust to owners first, and only then shows homes to tenants. A local agency is the better pick if your owners are mostly Swedish and you want Swedish copy crafted by a native writer, while a remote studio holds its own when the owners you chase are expats, posted employees and foreign investors who read English first. In both cases the listing feeds and the owner portal stay on quote, and that integration line deserves more attention than the design fee.
Who is the site really for?
Stockholm's rental market is dominated by apartments, and first-hand contracts are largely allocated through the housing queue run by Bostadsförmedlingen. Single-family rentals sit in a different corner: a house in Bromma, Nacka, Täby or Lidingö rented out by an owner who has moved to Singapore for three years, or bought as an investment. Letting a privately owned home follows its own rules, distinct from first-hand tenancies, and subletting a second-hand contract has its own conditions; your site should describe your service accurately and leave the legal detail to a reviewed FAQ.
That gives the site two audiences with very different questions.
| Audience | Main question | Pages that answer it | Language |
|---|---|---|---|
| Owner posted abroad | Who looks after my house while I am away? | service, inspections, reporting, fees | English, Swedish |
| Private investor with 2 to 6 houses | What net yield after your fee? | fee table, owner reporting sample, case examples | Swedish, English |
| Relocating family (tenant) | Is this house available and how do I apply? | listings, application form, area guides | English |
| Swedish tenant | Rent, deposit, contract length | listings, FAQ | Swedish |
| Contractor | How do I get on your supplier list? | short supplier form | Swedish |
| Current tenant | How do I report a broken boiler? | maintenance request form, portal link | Swedish, English |
How do local and remote compare on what matters?
We scored both options for a typical investor-focused firm. Weights add to 100; scores are 1 to 5; the weighted score is the sum of weight times score, divided by 100.
| Criterion | Weight | Local Stockholm agency | Remote studio |
|---|---|---|---|
| Swedish copywriting | 15 | 5 | 3 |
| English copy for foreign owners | 15 | 4 | 5 |
| On-site photography of houses | 10 | 5 | 2 |
| Meetings and time-zone overlap | 10 | 5 | 4 |
| Listing feeds and portal links (on quote at both) | 20 | 3 | 3 |
| Budget | 15 | 2 | 5 |
| Ownership and handover terms | 15 | 4 | 4 |
| Weighted score out of 5 | 100 | 3.85 | 3.75 |
The near tie is the point. Move 10 points of weight from budget to Swedish copywriting and the local agency pulls ahead; shift it to English copy and the remote studio leads. Decide what your next 20 owner mandates look like before you compare quotes.
When a local agency is clearly better: your owners are Swedish retirees and families, you want monthly photo shoots of new houses with a photographer the agency directs, or you need the site tied into a Swedish property system with a local integrator in the room.
When a remote studio is enough: the photos come from a local photographer you already use (third-party cost), Swedish texts can be written or reviewed by your team, and the growth target is international owners.
What should the site contain, and what stays on quote?
- Owner page with fee transparency: monthly management fee as a percentage of rent, letting fee, inspection fee, what is included. Ambiguity here is what loses mandates.
- Owner reporting sample: a redacted monthly statement as an image or PDF.
- Listings: houses available, with syndication to rental platforms such as Qasa or Blocket Bostad on quote.
- Tenant application and maintenance request forms, with an urgent repairs number.
- Owner and tenant portal links: linking to your existing portal is simple; deeper integration or single sign-on is on quote.
- Swedish and English: Premium (the multilingual tier, languages set in the quote).
Data protection and accessibility. Tenant applications contain identity, income and sometimes credit information, so the GDPR applies in full, with Integritetsskyddsmyndigheten (IMY) as the supervisory authority. Collect only what the application needs, explain retention in the privacy notice, and never send applications to an unprotected inbox. Aim for WCAG 2.1 AA on forms and listings. This is not legal advice.

What does each option cost over three years?
Local figures are a 2026 ballpark from typical Stockholm agency quotes and public rate pages, converted at roughly 11 SEK per euro. Maintenance is a market assumption of EUR 120 per month for both columns; Kolonell support is included for 3 months, then on quote.

| Year | Local agency, SEK 140,000 build (about EUR 12,700) | Kolonell Premium, EUR 8,200 |
|---|---|---|
| Year 1 build | EUR 12,700 | EUR 8,200 |
| Year 1 maintenance (assumption) | 12 months: EUR 1,440 | 9 months after included support: EUR 1,080 |
| Year 2 maintenance (assumption) | EUR 1,440 | EUR 1,440 |
| Year 3 maintenance (assumption) | EUR 1,440 | EUR 1,440 |
| Listing feeds and portal integration | on quote | on quote |
| Three-year total, excluding integration | EUR 17,020 | EUR 12,160 |
A single-language site on Growth at EUR 4,500 would bring the remote column to EUR 8,460 on the same assumptions. Starter at EUR 2,700 suits a firm that only needs an owner-facing page set. Freelance builds in Stockholm usually run SEK 30,000 to 70,000 (about EUR 2,700 to 6,400). See the international offer.
Questions to ask before you sign
- Will the domain, hosting account and code be in our company name from day one?
- Who writes the Swedish, and who checks the English owner pages?
- How are tenant applications stored, and who can read them?
- What does connecting our listing feed cost, and who maintains it when the platform changes its format?
- What is the handover package if we leave after year one?
Mini case study
Illustrative example: Elin, managing director of a fictional firm handling 45 houses in Bromma, Nacka and Täby, wants more mandates from owners posted abroad.
- Average rent per house: SEK 28,000 a month. Her fee: 7%, so SEK 1,960 a month, or SEK 23,520 a year per house.
- Target: 4 new owner mandates in year one from the English owner pages, worth 4 x 23,520 = SEK 94,080 a year (about EUR 8,550).
- She picks a remote studio because her owners read English, keeps a local photographer at SEK 3,000 per house (third-party), and has a Swedish colleague review the Swedish pages.
On her own numbers, four mandates cover the Premium build within the first year, and every mandate keeps paying as long as the owner stays abroad.
FAQ
Do we need both Swedish and English?
For an investor-focused firm, almost always: owners abroad read English, while Swedish tenants and contractors expect Swedish. That is the Premium tier at EUR 8,200, with languages set in the quote.
Can the site publish our houses to rental platforms automatically?
Usually yes, through a feed or an API, but each platform has its own format. It is quoted separately and typically adds 1 to 2 weeks.
How long does a remote build take?
Kolonell delivers in 3 to 4 weeks once texts and photos are ready; local agencies often plan 8 to 12 weeks.
Is a local agency worth the higher fee?
It is when Swedish copy and directed photography drive your mandates; with SEK 80,000 to 200,000 typical quotes, the premium buys on-site presence. Ask both for a free quote on the same page list.
