The verdict in three sentences
For a Stellenbosch firm managing luxury homes for expatriate and absentee owners, the website is first a trust tool for owners in London, Munich or Amsterdam who will never walk into your office. A remote studio is usually enough when your brief, photography and owner reporting are already organised, and Kolonell charges a fixed USD 2,900 to 8,900. A Winelands or Cape Town agency is the better choice when you need repeated on-site shoots across estates, face-to-face workshops with your directors, or a supplier you can call into a room.
What does an absentee owner actually need from your site?
A German or Dutch owner compares you with managers back home. They look for a readable fee schedule, a monthly owner statement explained line by line, an inspection routine with photo reports, a maintenance request process with approval thresholds, and a clear picture of how rent and deposits flow. Links to the owner portal of your property software are simple to add; deeper integration is on quote, as is syndicating rental listings to Property24 or Private Property.
English stays the base language. If your book is concentrated among German or Dutch speakers, a handful of translated owner pages makes a real difference.
| Criterion | Why it matters for absentee owners | Local agency | Remote studio |
|---|---|---|---|
| Time-zone overlap | European owners are 0 to 2 hours behind South African time | Same zone as you | Kolonell works from UTC+0, 2 hours behind Stellenbosch, with a project manager reachable during your working day |
| Meetings and estate visits | Directors want to walk the brief on site | Easy, often included | Video calls; no site visits |
| On-site photo and video | The homes sell the management mandate | Photographer supplied or subcontracted | Local photographer paid by you (third-party cost) |
| Languages for owners | English, sometimes German, Dutch or French | Depends on the team | Native English or French copywriting; extra languages in Premium (the multilingual tier, languages set in the quote) |
| Price predictability | Directors want a firm number | Estimate or day rate, variable | Fixed grid: Starter USD 2,900, Growth USD 4,900, Premium USD 8,900 |
| Domain, code and content ownership | You must be able to leave | Clarify in the contract | Clarify in the contract, domain in your name |
| Maintenance after launch | Fee pages change | Monthly retainers are common | 3 months of support included, then on quote |
How do local quotes compare with a fixed remote grid?
The ranges below are a 2026 ballpark based on public rate pages of Cape Town and Winelands agencies and typical agency quotes, converted at roughly ZAR 18 to USD 1.
| Item (3 years) | Freelancer | Winelands or Cape Town agency | Kolonell Growth |
|---|---|---|---|
| Build | ZAR 25,000 to 60,000 (about USD 1,400 to 3,300) | ZAR 90,000 to 180,000 (about USD 5,000 to 10,000) | USD 4,900 fixed |
| Delivery | 4 to 10 weeks, depending on availability | 8 to 14 weeks | 3 to 4 weeks once content is ready |
| Photos of 10 to 15 homes | Your own photographer | Often subcontracted, ZAR 15,000 to 30,000 | Local photographer, third-party cost, ZAR 15,000 to 30,000 (about USD 830 to 1,670) |
| Support included | Rarely defined | Usually a 30 to 90 day warranty | 3 months of support |
| Care plan after launch (market assumption) | ZAR 800 to 2,500 per month | ZAR 2,500 to 5,000 per month | On quote |
| Portal and listing feeds | Rarely | Sometimes, on quote | On quote |
| Risk if the supplier disappears | High | Low to medium | Low if ownership clauses are signed |
What each tier includes is set out on the international offer page.
When is a local agency clearly the better choice?
To be honest: if you run shoots on more than 20 estates every season, if your directors decide in workshops around a table, or if you want the same team to run your Afrikaans social media and owner events, a regional agency will serve you better. The same goes if procurement requires a VAT-registered South African supplier, or if you need someone who already knows the house rules of the secure estates' homeowners associations.
A remote studio is enough when one person decides, your photos exist or can go to a local photographer, and your clients are abroad anyway: they will never notice whether the studio sits down the road or elsewhere.
On compliance, POPIA applies to owner and tenant data collected through your forms, under the oversight of the Information Regulator: a privacy notice, a clear purpose, cookie consent if you run analytics or advertising tags, and a designated information officer. Property practitioners must hold a Fidelity Fund Certificate issued by the Property Practitioners Regulatory Authority (PPRA) under the Property Practitioners Act 2019; check with the PPRA what must appear on your marketing. The Rental Housing Act governs letting, so keep your marketing promises careful. Aim for WCAG 2.2 AA on accessibility. This is not legal advice.
Questions to ask both types of provider:
- Are the domain, hosting and code in our name from day one?
- Who writes the owner pages, and in which languages?
- How do you link our owner portal and our listings?
- What does post-launch support include, and what does it cost afterwards?
- Who organises photography, and who pays the photographer?
- How does the handover work if we change provider?

Need a professional website?
Kolonell builds websites that attract clients, optimized for the Sénégalese market. Free quote in 2 minutes.
Illustrative example: Annelie runs a firm managing 48 luxury homes on Stellenbosch and Franschhoek estates for owners based in the UK, Germany and the Netherlands. She wants the site in English and German.
- Local agency: build at ZAR 150,000 (about USD 8,300) and a care plan at ZAR 3,500 per month (about USD 195), so 195 × 36 = USD 7,020. Three-year total: about USD 15,300.
- Remote studio: Kolonell Premium (the multilingual tier, languages set in the quote) at USD 8,900, two days of a local photographer at ZAR 24,000 (about USD 1,330, third-party cost), and a market assumption of USD 150 per month for care after the 3 included months, so 150 × 33 = USD 4,950. Total: about USD 15,180.
A gap of about USD 120 decides nothing. Annelie picks the remote studio because her owners are abroad, she only reshoots once a year and she wants delivery within 4 weeks before high season. With 30 estates to photograph every quarter, the local agency would have won.
FAQ
Can a remote studio build an owner portal?
Kolonell links your site to the portal of your existing property software; deeper integration is priced on quote. The Growth tier at USD 4,900 already covers owner pages, maintenance request forms and explained reporting.
Do we need to show PPRA details on the site?
Many firms show their Fidelity Fund Certificate details in the footer and on the contact page, 2 placements at no extra build cost. Check with the PPRA which exact details are expected.
How long does the project take?
Allow 3 to 4 weeks once content is ready with Kolonell, against 8 to 14 weeks on average with a regional agency. The real timeline depends mostly on your photos and approvals.
Do we need to translate the whole site into German?
No: 10 to 15 owner pages are often enough, with the tenant side kept in English. Languages are set in the Premium tier quote.
Does POPIA apply to a simple contact form?
Yes, as soon as you collect a name, email, phone number or property address, at least 4 items of personal information. You need a clear privacy notice and a defined retention period.
