The verdict in three sentences
For a property management company website in Chicago, the choice between a local agency and a remote studio comes down to two audiences: owners to win and tenants to serve. A Chicago agency is justified if you want regular shoots in your buildings and in-person brand support; a remote studio is enough for a clear site that ties together your listings, your portals and your maintenance requests. Kolonell delivers that site at a fixed price from $2,900 to $8,900 in 3 to 4 weeks.
What does a Chicago property management website need?
A manager running 200 to 2,000 units across Lincoln Park, Logan Square, Pilsen and the inner suburbs has two websites in one. For owners: service pages (leasing, rent collection, maintenance, owner accounting), areas covered, fees explained, a rental analysis form. For tenants: available rentals, online applications, rent payment and maintenance requests through your portal.
Chicago winters also call for a visible emergency page: frozen pipes, heating failure, on-call number. Many tenants speak Spanish or Polish, and a Spanish version of the tenant pages noticeably reduces calls.
| Need | What to plan | Matching Kolonell plan |
|---|---|---|
| Owner pages | Services, areas, fees, rental analysis form | Starter or Growth |
| Rental listings | Widget or feed from your management software | Growth, advanced feed on quote |
| Tenant and owner portals | Buttons to your existing portal | Links included, custom portal on quote |
| Maintenance requests | Portal link, winter emergency page | All plans |
| Multilingual | English plus Spanish, sometimes Polish | Premium |
| Neighborhood pages | One page per managed area, real photos | Growth or Premium |
| Accessibility | WCAG 2.1 or 2.2 AA, published statement | Premium with audit |
Which local rules frame the site's content?
Staying general, and have counsel confirm. This is not legal advice.
Rental listings fall under the federal Fair Housing Act and under City of Chicago and Cook County ordinances, which notably prohibit discrimination based on source of income, for example against a tenant using a Housing Choice Voucher. So avoid any wording like "no vouchers." Landlord and tenant relations are governed by the Chicago Residential Landlord and Tenant Ordinance (RLTO): your tenant information pages should stay consistent with your leases, without summarizing the law loosely. Illinois also applies professional licensing rules to property management; show your licenses in the footer.
On data, the Illinois Personal Information Protection Act requires security measures and breach notification. If you use self-guided tours with face or fingerprint verification, the Biometric Information Privacy Act (BIPA) requires prior written consent: check the tool before linking it to the site. Applications with Social Security numbers go through your management software, never through a website form.
Local agency or remote studio: how do you decide?
| Criterion | Chicago agency | Remote studio (Kolonell) |
|---|---|---|
| Time-zone overlap | Full | Project manager reachable on Central time |
| Meetings | In person, building walk-throughs | Scheduled video calls |
| Building photo and video | Often included | Local photographer by the day |
| Copywriting | Native English | Native English or French, Spanish in Premium |
| Website price | $12,000 to $40,000 | $2,900 to $8,900 fixed |
| 3-year cost, maintenance included | $20,000 to $60,000 | $8,000 to $20,000 depending on maintenance |
| Domain and code ownership | Check the contract | In the company's name, contractual |
| Timeline | 2 to 4 months | 3 to 4 weeks, content ready |
These ranges are a 2026 ballpark from typical agency quotes and public agency rate pages. Property management website vendors start around $2,000 to $8,000 plus a monthly subscription, with templates that look alike from one competitor to the next. When the Chicago agency is the better choice
If you want a video for every building you lease each month, an agency that also runs your paid owner acquisition campaigns, or you are launching a new brand after acquiring a portfolio, the local agency brings an on-the-ground presence a remote studio cannot match. The same applies if you want a fully custom tenant portal with a team available locally.
When a remote studio is enough
Your management software (portals, payments, maintenance) already exists, and the site mostly needs to present your offer to owners and point tenants in the right direction. We built the site for Orven Properties, a real estate agency in Dubai, on this remote working model.

Questions to ask both types of provider
Does the listing feed update automatically from our software? Who reviews listings for fair housing? Where do rental analysis forms land, and who can access them? Are the Spanish pages written by a native speaker? Are the domain and hosting in our name?
Mini case study
Illustrative example: Anna Kowalski runs a company managing 450 units in Logan Square and Pilsen. Her current site shows listings only, with no owner pages. A local agency quote reaches $26,000 plus $350 a month, so $38,600 over 3 years.
She picks the Premium plan at $8,900 (English, Spanish, accessibility audit), a day of photography at $1,800 and about $3,000 a year of maintenance, so $19,700 over 3 years. If the owner pages bring in a single new 20-unit contract at $1,500 rent and an 8% fee, that is $2,400 a month, or $28,800 a year: the site pays for itself in under 9 months.
FAQ
Can the site show our available rentals automatically?
Yes, through your management software's widget or feed, included in the $4,900 Growth plan. An advanced feed with a map and custom filters is quoted separately.
Are tenant and owner portals included?
Links to your existing portals are included in all three plans. A custom-built portal is quoted based on the number of users and features.
Do we need a Spanish version?
In Chicago, a large share of tenants speak Spanish. A Spanish version of the 5 to 10 tenant pages, included in the Premium plan, cuts repetitive calls to the front desk.
How long does it take to launch the site?
Kolonell delivers in 3 to 4 weeks once copy and photos are ready. Plan the launch ahead of the spring leasing peak, around March.
How do we avoid fair housing issues in listings?
Describe the unit, never the desired tenant, and exclude no source of income. Reviewing your 20 to 30 template listings before launch is often enough to fix risky wording.
Let's scope your project. A property management website with owner pages, listings and portal links, from $2,900 to $8,900, delivered in 3 to 4 weeks. See the international offer or request a free quote: detailed reply within 48 hours.
