The verdict in three sentences
For a luxury agency in Antwerp, the website is judged on photography, drone footage and how fast a buyer in Brasschaat, Amsterdam or Geneva can book a viewing. If you need Dutch-first copy, a crew that films your villas and penthouses every week and meetings at your office on the Leopoldstraat or in Het Zuid, a local agency fits better. If you already work with a property photographer and want a sharp English and French presentation for international buyers, a remote studio such as Kolonell delivers it for 2 700, 4 500 or 8 200 EUR in 3 to 4 weeks, with the domain and code in your name written into the contract.
What does a high-end Antwerp agency website have to carry?
High-end Antwerp property sells to three kinds of buyers: local families moving from the centre to Schilde, 's-Gravenwezel or Kapellen; Dutch buyers attracted by Belgian prices; and international families linked to the diamond trade, the port and the chemical cluster. They have already seen your listings on the portals. They come to your site to judge whether you are the right agent for a 1 to 4 million EUR decision.
That means: property pages with large, fast-loading galleries and floor plans, neighbourhood guides for Zurenborg, 't Eilandje or the green belt villages, a valuation request form for sellers, a discreet off-market enquiry form, agent profiles, and the mandatory regulatory information on every listing. Automatic sync with your real estate software, or a gated area for private listings, is a custom build: quoted on request at Kolonell.
How do the three options compare for an Antwerp agency?
The ranges are a 2026 ballpark from public price pages of Flemish web agencies, minimum project sizes shown on Clutch.co profiles and Malt or Upwork freelance rates (about 55 to 90 EUR per hour in Antwerp).
| Point to weigh | Antwerp agency | Freelance web designer | Kolonell (remote studio) |
|---|---|---|---|
| Working hours | CET, same day | CET, same day | 1 to 2 hours behind (team based in Dakar, GMT), calls fit your office hours |
| Meeting format | At your office or a listed property | Café or video | Video only, one project manager |
| Languages | Dutch native, French and English variable | Usually Dutch | English or French native; Dutch text supplied by the agency |
| Budget 2026 | 8 000 to 35 000 EUR with listing sync | 2 500 to 9 000 EUR | 2 700 / 4 500 / 8 200 EUR, fixed; sync on quote |
| Property photo, video, drone | Often in-house or partner | Rarely | Not offered: you keep your photographer |
| Domain, code, listing data | Check who controls hosting and the feed | Often unclear | Clause in the contract: domain and files in the agency's name |
| Launch | 8 to 16 weeks | 6 to 12 weeks | 3 to 4 weeks |
When does an Antwerp agency clearly win?
If most of your buyers search in Dutch and you want the copy written by a native Flemish writer, a local team is the better choice. Likewise if you want a single supplier to shoot every new mandate, edit the video tours and fly the drone, or if your partners expect to review designs around a table. Kolonell does not do on-site meetings, photo or video shoots, and does not write Dutch. In those cases, hire locally, or keep the remote studio for the site and a local photographer for the visuals.
What does each Kolonell tier cover for a property agency?
| Tier | Price | Plausible scope | Typical Antwerp use |
|---|---|---|---|
| Starter | 2 700 EUR | Compact site: home, featured properties, about, valuation request, contact | Boutique agency with a handful of mandates |
| Growth | 4 500 EUR | Property pages managed in a CMS, neighbourhood guides, qualified enquiry forms | Agency with 20 to 60 active listings |
| Premium | 8 200 EUR | Complete bilingual FR/EN structure, richer guides for international buyers, agent pages | Agency with an international buyer base |
| Included in all | Project manager in your time zone, native English or French copy, 3 to 4 weeks, 3 months of support | ||
| On quote | Listing feed from your real estate software, private off-market area, ongoing SEO, maintenance after 3 months |
We built a comparable structure for Orven Properties, a trilingual FR/EN/AR site for an off-plan property advisory in Dubai with project pages and investor guides. Over three years, with the same hypotheses (100 EUR per month maintenance from month 4, same photographer), a 15 000 EUR local build compares with 4 500 EUR for Growth: a gap of 10 500 EUR. Which Belgian rules apply to property listings online?
Estate agents in Belgium must be registered with the professional institute (BIV/IPI), and their advertising has to identify the agent and the supervising body. In Flanders, the EPC score and label must appear in sale and rental advertisements, which your listing template should enforce. Agents are also subject to Belgian anti-money-laundering obligations, which affects how you collect buyer identity data. Contact and valuation forms fall under the GDPR, supervised by the Belgian Data Protection Authority: collect the minimum, explain the purpose and get real cookie consent. Aim for WCAG 2.1 AA. This is not legal advice.
Which questions should you put to every provider?
Need a professional website?
Kolonell builds websites that attract clients, optimized for the Sénégalese market. Free quote in 2 minutes.
- Who owns the domain, the hosting account and the listing data if we part ways?
- Can the listing template make the EPC score, BIV mention and price fields mandatory?
- How are images compressed so a 40-photo gallery loads quickly on mobile?
- Who writes the Dutch, French and English, and who signs off?
- Is the listing sync with our software priced separately, and how?
- What happens after launch, and at what cost?
Mini case study
Illustrative example: Sofie D. runs a two-agent boutique agency selling villas in Schilde and lofts on 't Eilandje. A local agency quotes 18 000 EUR including Dutch copy and a listing sync. She chooses Kolonell Growth at 4 500 EUR, keeps her photographer and adds 1 300 EUR of Dutch translation, so 5 800 EUR before any sync quote. The gap is 12 200 EUR. With a hypothetical fee of 3 % plus VAT on a 1 200 000 EUR villa, about 36 000 EUR, one extra mandate from an international buyer more than covers the difference.
FAQ
Can a remote studio handle an Antwerp agency's working rhythm?
Yes. The team is 1 to 2 hours behind Belgian time, so calls between 10:00 and 18:00 in Antwerp are easy, and written feedback is answered within one working day. A project runs over 3 to 4 weeks.
Will our listings update automatically from our software?
Not in the base tiers: Growth and Premium let you manage property pages in a CMS. An automatic feed from your real estate software is a custom integration quoted on request.
Do you shoot our properties?
No. Kolonell does not do photo, video or drone shoots. Most Antwerp agencies already work with a property photographer, at roughly 250 to 600 EUR per listing as a 2026 ballpark, whose files we integrate.
How much does a local agency charge for a luxury property site?
As a 2026 ballpark, 8 000 to 35 000 EUR depending on listing sync, languages and design. Freelancers usually range from 2 500 to 9 000 EUR.
Is the EPC mention really required on our website listings?
In Flanders, the EPC score and label must appear in property advertisements, and a website listing is advertising. Building it into the template avoids missing it on any of your 20 or 60 listings.
