Joomla to Next.js migration for a property management firm: cost and risks

The verdict in three sentences

A site on Joomla 3, with no security updates since 2023, is a real risk for a property manager handling the data of thousands of owners. Migrating to Next.js costs 8,000 to 16,000 EUR excluding VAT for the public site and 5,000 to 12,000 EUR for the owners' portal, a total budget of 13,000 to 28,000 EUR. What decides success is the 301 redirect plan, which keeps 80 to 95% of organic traffic instead of losing half of it.

Why staying on Joomla 3 costs more than it seems

Joomla 3 reached end of life in August 2023. Extensions are no longer updated, recent PHP versions are incompatible, and every known vulnerability stays open. For a property manager, the stakes go beyond the brochure site: the owners' portal holds general meeting minutes, service charge demands and sometimes bank details. A breach triggers a regulator notification within 72 hours under GDPR and a loss of trust with building committees.

CriterionJoomla 3 in 2026Next.js with headless CMS

The 2026 cost of a full migration

ItemScope2026 budget (excl. VAT)
Audit and inventoryURL crawl, pages driving traffic, linked PDFs1,000 to 2,000 EUR
Public site migration (60 to 120 pages)Content transfer, new design, headless CMS8,000 to 16,000 EUR
301 redirect planURL-by-URL mapping table, testing800 to 2,000 EUR (included or optional)
Owners' portalSecure login, documents per building, service charge demands5,000 to 12,000 EUR
PDF document transferSorting, renaming, fixed links (often 2,000 to 8,000 files)1,500 to 4,000 EUR
Form complianceConsent, records, automatic purge600 to 1,500 EUR
Hosting and maintenanceHosting, updates, backups100 to 250 EUR / month

The owners' portal depends heavily on the property management software the firm uses. If it exposes an API or a regular export, the portal can display each building's documents automatically. Otherwise, managers upload documents manually, which is simpler to build but costs more internal time.

The four risks to lock down before switching

  • Ranking loss: a migration without redirects drops traffic by 30 to 60% for several months. Every old URL that receives traffic or links must point to its new equivalent.
  • Orphaned PDFs: links to building regulations or minutes emailed over the years must keep working, or redirect to the secure area.
  • Non-compliant forms: management quote requests, insurance claims, contact. Each must show the purpose, retention period and legal basis.
  • Owner accounts: plan a password reset procedure, because old Joomla hashes are not always reusable.

Mini case study

Laurent, managing director of a property management firm in Nice with 180 buildings, receives 25 management quote requests a month through the website, 2 of which become new contracts. An average contract brings 4,500 EUR of annual fees. He commits to a migration at 21,000 EUR. Without a redirect plan, a 40% traffic drop would cost him about 0.8 contracts a month, nearly 10 contracts and 43,000 EUR of annual fees over a year. With redirects and a faster site, he aims instead for 3 contracts a month: 12 extra contracts a year, or 54,000 EUR of recurring fees.

FAQ

Can we just upgrade from Joomla 3 to Joomla 5?

It is possible, for 4,000 to 10,000 EUR depending on extensions, but the owners' portal often relies on an incompatible extension. Next.js becomes attractive when the portal has to be rebuilt anyway.

How long does the migration take?

Allow 8 to 12 weeks for the public site and the owners' portal. The switch itself takes one day, ideally outside the general meeting season.

Will we lose traffic despite redirects?

A slight 5 to 20% dip over four to eight weeks is common. With a complete redirect table, traffic usually returns to its original level within three months.

Can property managers publish content themselves?

Yes, the headless CMS lets them publish news and documents without a developer. A 2 to 3 hour training session is usually enough.

Where should the owners' portal be hosted?

Preferably within the European Union, to simplify GDPR compliance. Managed EU hosting costs 50 to 200 EUR a month for this volume.

Let's scope your project. We price the migration of your Joomla site, public site and owners' portal, for a budget of 13,000 to 28,000 EUR with go-live in 8 to 12 weeks. Detailed quote within 48 h. WhatsApp +221 77 596 93 33.
