The verdict in three sentences
Corporate occupiers, landlords and investors looking at Frankfurt now ask AI assistants like ChatGPT for a shortlist of advisers before they call anyone, and the answers name a small set of firms. Whether yours is on that list depends mostly on consistent, factual public information: research pages, a clear team page, third-party mentions and an accurate Impressum, far more than on advertising. Budget a diagnostic of 2,500 to 6,000 EUR excl. VAT (2026 ballpark), then measure with a dated record of answers to the same questions, never with a promise of being recommended.
What are Frankfurt buyers actually asking AI assistants?
The head of real estate at a bank consolidating two sites, a fund manager targeting logistics in Rhine-Main, or the owner of a Mittelstand company weighing a sale-and-leaseback no longer type keywords alone. They ask a full question, often in English when headquarters sit abroad, and read an answer that names firms. These are realistic phrasings we record for this niche and this city.
| Question typed into the AI assistant | Who asks it | What the answer needs to find on your site |
|---|---|---|
| Which advisers represent tenants for 5,000 sqm of office space in Frankfurt? | Head of real estate, financial group | A tenant representation page naming the districts covered (Bankenviertel, Westend, Niederrad) |
| Who advises on logistics investment in the Rhine-Main region? | Overseas fund manager | A logistics page with the area covered and the dedicated team |
| Which firm handles a sale-and-leaseback for a family company in Hesse? | Owner or CFO of a mid-sized company | A sale-and-leaseback page explaining the process, with no invented amounts |
| Who publishes research on the Frankfurt office market? | Analyst, journalist, investor | Dated reports, openly accessible, with a named author |
| Which advisers know data centre sites around Frankfurt? | Operator or infrastructure investor | A dedicated page reflecting the team's real expertise |
| Which advisers work in English for international investors? | Family office or US fund | A complete English version, not a summary |
| Does firm X have a valuation team in Frankfurt? | Lending bank | Named profiles with qualifications actually held |
The last row matters: once a firm's name is known, the buyer asks the AI assistant to describe it. If your site is vague, the answer will be vague too, or worse, wrong.
Why some advisers appear and others do not
AI assistants like ChatGPT build their answers from what is published, cross-checked and current. A firm that ranks in classic search can still be missing from AI answers if nowhere does it state plainly what it does, for whom and where.
| Signal | What the AI assistant takes from it | Common gap at Frankfurt advisers |
|---|---|---|
| Factual service pages | The firm's exact scope | A single Services page listing everything without detail |
| Dated market research | Proof of local expertise | Reports locked in a PDF behind a form |
| Third-party mentions | Independent confirmation | Trade press quoted but never linked |
| Named team page | Who does what, with which qualifications | Photos with no role or sector |
| Structured data | Name, address, activity readable by machines | Missing or contradicting the Impressum |
| Freshness | Evidence of current activity | Latest news item dated 2024 |
| German / English consistency | The same description in both languages | Partial or outdated English version |
The German context adds requirements that also help visibility. The Impressum duty (now framed by the Digitale-Dienste-Gesetz) requires accurate identification details, which become a reliable source for AI assistants. GDPR and the BDSG govern forms and tracking tools, under the supervision of the Hesse state data protection authority. Brokerage generally requires a permit under §34c of the GewO, and fund managers fall under BaFin: describe your status exactly as it is. Listings must be real and transactions cited only if public. This is not legal advice.
What the work covers and what it costs in 2026
In broad terms, the work means measuring what AI assistants say about your firm today, fixing inconsistent public information, clarifying service and research pages, adding accurate structured data and encouraging credible third-party mentions. The market is young: prices vary widely and the ranges below are deliberately prudent.
| Item | 2026 ballpark (EUR excl. VAT) | Note |
|---|---|---|
| Initial diagnostic | 2,500 to 6,000 | Answer record, gaps, priorities |
| Rework of service and research pages | 4,000 to 15,000 (project) | Depends on the number of business lines |
| Technical fixes and structured data | 1,500 to 5,000 | Often paired with a redesign |
| German / English content | 300 to 900 per page | Native writing and review |
| Monthly follow-up | 1,500 to 4,500 per month | Records, adjustments, report |
| Trade press relations | 2,000 to 8,000 per month | Usually a separate provider |
Sources: typical agency quotes in Germany and public agency rate pages, not a study. At Kolonell this work is on quote, after a diagnostic. We built the site of Orven Properties, a real estate company in Dubai, so we know what a credible property website has to show; we publish no result figures.

The only honest measure is a dated record: the same list of questions, asked on the same dates, with the answers archived. Track three things: the share of answers that mention the firm, the accuracy of what is said (services, districts, team) and the sources cited when the AI assistant gives any. Inbound enquiries that mention an AI assistant as a starting point complete the picture. No serious provider can promise your firm will be recommended: answers change and do not depend on you alone.
Mini case study
Illustrative example: Mainufer Property Partners, 12 consultants in Frankfurt, tenant representation and investment. In March the firm records 25 questions and appears in 3 answers, or 12%. It spends 4,000 EUR on a diagnostic, then 2,500 EUR a month for 6 months: 4,000 + 15,000 = 19,000 EUR excl. VAT. In September it appears in 8 of 25 answers, or 32%. Assumption: a 5,000 sqm mandate at 25 EUR/sqm/month means 125,000 EUR of monthly rent; with a fee of two months' rent, one mandate is worth 250,000 EUR, more than 13 times the spend. The example shows a calculation, not an expected result.
FAQ
How much does an AI visibility diagnostic cost in Frankfurt?
As a 2026 ballpark, expect 2,500 to 6,000 EUR excl. VAT depending on the number of questions and business lines. The diagnostic should deliver a dated record of answers, the gaps found and a priority list.
Do we need a full English version of the site?
For an adviser working with international investors, yes: a large share of questions is asked in English. Plan 300 to 900 EUR per page for native writing rather than machine translation.
Can we cite our transactions to be more visible?
Only those that are public and that your clients agree to see cited. A single inaccurate deal repeated by an AI assistant can cost more than it brings.
How long before we see an effect?
Corrected gaps often show in 2 to 4 months, but nothing is automatic. Track at least 20 questions every month so you judge on a stable base.
Is classic SEO enough?
It remains the foundation, since AI assistants partly rely on well-indexed pages. But a firm can rank on page one for 10 queries and still be missing from AI answers if its public information is inconsistent.
Find out how AI assistants describe your firm. We record what they say about your firm today across 20 to 30 of your clients' questions in Frankfurt, in German and English. Request a diagnostic quote: reply within 48 hours.
